Buying a new house can have mixed feelings. On one hand you have the excitement to move at a new place and on the other hand the sadness of leaving the old house. Though there are some advantages and disadvantages of buying a new house still one has to do it for change or moving forward in life. Here are the Pros and Cons:


The Pros

  • When the new house is still under construction, you can ask the builder to add your personal preferences like the paint and color palette which is a big plus in buying a new house.

  • Buying a new house with construction or prior to construction, gives the freedom to have it built without lifting a paintbrush, hammer or finger.

  • Newly built homes come with all the latest designed features like open kitchens, free eat-in places, walk-in closets and huge bathrooms, so you don’t have worry for anything.

  • New properties do not require maintenance so you save a lot on this. It is almost a repair free home for a couple of years and you don’t have to look for any plumbing, conditioning, heating or wiring issues.

  • As the construction material is new so the new homes are energy efficient that produces lower utility bills.

  • Newly constructed condos or homes are laced with latest features and technologies like speaker systems, alarm systems and WiFi that lets you save a lot of money, time and holes.

  • Relocating into a new house is one of the amazing phase of life as it brings a fresh start with all the fresh paint that makes it a luxury.



The Cons

  • Brand new homes are costly as compared to per-constructed homes which can be easily bought for 30% cheaper.
     
  • Whatever high end facilities you read in the plan add up to the 
    actual cost. The builder quotes higher price of the features which have been less installed by yourself.

  • The advertisement cost of the builder is also added to the package that raises the price of the house.

  • New colonies and residential sectors are developed out of the city where you may have to compromise with the basic amenities like supermarkets, schools, college, hospitals etc.

  • In case you are one of the first ones to move in that locality, you might be living in a zone of construction for many years.

  • It may be hard to get socialize for many years as the neighborhood is still under development.

  • A new colony has no charm as what you find in the older localities.

  • New localities are built with smaller houses so you will miss the lush lawns and big backyards. Your neighbor's door will be just adjacent to your main door and you might also sharing the same lawn.

  • You may find new construction interesting but that is not the ideal choice as there are several lifestyle factors to be considered. You must not forget that a new house is like a home without neighbourhood.

  • The last factor that is considered least is relocating a house, that can be a stressful job if done without hiring a professional moving service.
